These days, depending of course on what part of the state you are in, persuading selling landowners to part with their mineral interests is problematic. Buyers want as much control as they can get, especially at the prices they are paying for rural land.
Negotiating mineral interest transfers between buyers and sellers is no picnic and many deals go south because of the failure to reach a compromise.

Minerals can be a very tricky issue. Unless Sellers have 100% of their mineral rights most don't know what fractional rights they have and Buyers need to determine what affect fractional ownership might have on them in the future. I always refer my Clients to Attorneys who specialize in Mineral Rights to help clarify.
