Kathleen McKenzie Owen comments on second homes in the country

KathleenMcKenzieOwen Kathleen McKenzie Owen has been counseling rural land buyers and sellers since the mid-1980s and has enjoyed quite a bit of success in the process.  But Kathleen is one of those who returns what she has been provided by her business efforts back to her business.

Most recently, she has taken on the job of Chairperson of the Resorts and Second Homes Committee for the National Association of Realtors and has been proactive as an instructor for RLI courses in Texas for many years.

She's contributed much more over the years, but what's interesting about this interview are her comments on the trend of second home buying in rural Texas.

Sherry Shumer is sold on RLI education

SherryShumer Sherry Shumer is new to real estate, relatively speaking, but one of her first deals was a farm property near Lake Granbury.

Wisely, she sought help from a more seasoned land professional in her company and the deal ended as a success.

Realizing that selling rural land was a different animal than selling homes, she quickly enrolled in the RLI educational curriculum and today is rapidly becoming a land expert.

Parker Yarbrough: land deals with minerals

ParkerYarbrough These days, depending of course on what part of the state you are in, persuading selling landowners to part with their mineral interests is problematic.  Buyers want as much control as they can get, especially at the prices they are paying for rural land.

Negotiating mineral interest transfers between buyers and sellers is no picnic and many deals go south because of the failure to reach a compromise.

Parker Yarbrough is an old hand at farm and ranch brokerage in north Texas.  And he's been successful at selling farms and ranches by getting the buyers and sellers to agree on the minerals issue.

George Clift and Alan Rhodes welcome the dairymen to the Panhandle

GeoClift2 alanrhodes_web

George Clift and Alan Rhodes have been working with the growing number of dairymen who have been re-locating to the Panhandle either to expand their dairy operations or simply to start anew.

Clift comes from an agricultural back ground and, these days, he’s helping users of agricultural land buy and sell Texas Panhandle property.

Rhodes is an attorney with the Underwood Law Firm in Amarillo and he, too, focuses much of his practice in the agricultural arena.

The surge in the number of dairy farms in the Panhandle is somewhat of a phenomena, and it’s interesting to hear what George and Alan have to say about the trend.

Don Cornett specializes in 1031 exchanges

DonCornett Farm and ranch brokerage is a second career for Don Cornett, who lives in New Ulm and offices in Bellville. George Clift told me that Don has specialized in helping 1031 exchange buyers find rural property and I ought to ask him about it. So… I called Don up and did just that. From our conversation, it’s evident that Don Cornett has a firm grasp of 1031 exchanges and how they can be used in rural land transactions.

Harry Hamilton on mineral rights

HarryHamilton Harry Hamilton knows something about Texas rural real estate.  He also knows something about mineral rights, which, in Texas, is kind of important.

However, Harry's not an oil man; he's a farm and ranch broker.  He's also the immediate Past President of the Texas Realtors Land Institute.

If you don't know anything about the Texas Realtors Land Institute, you should.  The members have a reputation for knowing a little bit about rural land in Texas.  And they're willing to share that knowledge  to promote a better understanding of the business.

Anyway, I caught up with Harry on a cold winter morning on his farm near Lubbock.  He agreed to talk about mineral rights.  Take a few minutes and listen to what he has to say.
